Choosing an Epoxy Floor: Start With the Job, Not the Product
There is no single “best” epoxy floor — there is the system that matches what your floor has to survive. A pharmaceutical cleanroom, a fish-processing washdown bay, a forklift warehouse and a showroom each demand a different build, and choosing wrongly is expensive in two directions: over-specify and you pay for performance you don’t use; under-specify and the floor fails early. This guide walks the decision the way our specifiers do on site, since 1981, across Accra, Spintex and Kumasi.
Step 1 — Define the Operational Load
Before any product is named, answer what the floor carries.
- Foot traffic and light trolleys — a self-levelling or sealed coating is usually enough.
- Forklifts, pallet jacks, point loads — you need an aggregate body: broadcast/quartz or trowel-applied mortar.
- Dropped tooling, heavy wash-down, thermal shock — a high-build mortar system is the floor that survives it.
The load sets the body of the floor. Everything else is layered on top.
Step 2 — Map the Chemical and Thermal Exposure
What hits the floor, and how hot?
- Acids, alkalis, solvents or fuels → a high-solids chemical-resistant epoxy specified to the exposure profile.
- Steam, boiling spillage, freezer-to-ambient cycling → polyurethane chemistry tolerates thermal shock better than standard epoxy.
Exposure governs the resin chemistry, not just the thickness.
Step 3 — Set the Slip Requirement
Wherever water, oil or grease reaches the floor, slip resistance is a safety specification, not a finish preference. It is rated by the EN 16165 ramp method, R9 (lightest wet duty) to R13 (heaviest grease and oil). Specify the R-class to the zone, then broadcast aggregate to reach it — and verify it at handover. Step 4 — Apply the Hygiene Requirement

Step 5 — The Step That Decides All of Them
Whatever system you choose, the slab beneath it decides whether it lasts. In Ghana’s 81–83% humidity, trapped slab moisture lifts even the best build. So before any product is committed:
- Test in-situ relative humidity to ASTM F2170.
- Test moisture-vapour emission to ASTM F1869.
- Prepare to the specified ICRI CSP profile, and verify adhesion to ASTM D3359 at handover.
A floor chosen perfectly and laid over an untested slab is still a floor that fails. Concrete repair and substrate prep is what turns the right choice into a lasting one.
Frequently Asked Questions
Which epoxy floor is “best”? The one matched to your load, exposure, slip and hygiene requirement. “Best” is meaningless without the job — a showroom and a washdown bay need opposite floors.
Can one system do everything? Rarely. Most facilities zone the floor — a mortar body where forklifts run, anti-slip where it’s wet, decorative where it’s seen — under one coordinated specification.
Is epoxy or polyurethane right for my floor? Epoxy for mechanical durability and chemical resistance; polyurethane where thermal shock and steam dominate. Often the answer is a polyurethane topcoat over an epoxy body — surveyed to your conditions.
How do I know the choice will last? By testing the slab to ASTM F2170 and F1869 first and preparing to ICRI CSP. The system choice matters; the substrate discipline decides.
