What an Epoxy Floor Really Costs — and Why No One Can Quote It Blind
The first question every facility manager asks is reasonable: what does an epoxy floor cost per square metre in Ghana? The honest answer is that the number only becomes meaningful after a site survey and a slab moisture test. Two floors of identical area can differ by a wide margin once you account for the system specified and the state of the concrete underneath. This guide explains what actually moves the price, so you can read a quote and know whether it is engineered or guessed.

The Five Variables That Move Every Quote
1. The system specified
A thin roller-applied coating, a self-levelling build, a broadcast/quartz body and a trowel-applied mortar system are different floors with different material volumes and different labour. The system is chosen to the operational load, not to a budget — a forklift floor specified as a thin coating will abrade through and cost more in re-do than it ever saved.
2. Slab condition and moisture remediation
This is the variable most quotes hide. In Ghana’s persistent 81–83% humidity, trapped slab moisture is the number-one cause of epoxy failure. If the slab fails its in-situ relative-humidity reading (ASTM F2170) or its moisture-vapour emission test (ASTM F1869), a vapour-suppression primer or remediation layer must be added — real material and real labour that a survey reveals and a blind quote ignores.
3. Surface preparation
Diamond grinding or shot-blasting to the specified ICRI CSP profile is not optional, and its cost scales with how contaminated, painted or uneven the existing slab is. A clean power-floated slab preps quickly; an oil-soaked workshop floor does not.
4. Area, access and downtime
Larger areas lower the rate per square metre; tight access, multiple small rooms, and a requirement to keep the facility operational during works all raise it. Night or phased working to avoid shutting a production line down has a real cost attached.
5. Performance specification
A target slip rating (EN 16165 ramp method), chemical resistance, abrasion class, ESD control or a decorative metallic finish each add material and process steps. The more the floor has to do, the more the build costs.

A quote that gives a fixed rate before the slab is tested is not cheaper — it is incomplete, and the gap usually reappears as a variation order or a failed floor.
Where the Money Is Well Spent
The cost that protects every other cedi on the floor is moisture testing and substrate preparation. The resin is rarely the variable that fails; the slab beneath it is. Spending on testing and ICRI-CSP prep is what makes a industrial epoxy floor coating last 10–15+ years instead of blistering within a season. If your slab needs help, concrete repair and substrate prep is the line item to fund first.
