Keep grit off the surface
The most common cause of premature wear is not chemicals — it is abrasive grit ground underfoot and under wheels. Sweep or dust-mop daily in traffic zones; grit acts like sandpaper on any coating.
Wash with the right cleaner
Use a neutral-pH cleaner and a clean mop or auto-scrubber. Avoid harsh acids and strong solvents unless the floor was specified for chemical exposure — the wrong cleaner can dull or attack a finish that was never meant to meet it.
Deal with spills promptly
Most epoxy resists chemicals for a time, not forever. Wipe aggressive spills quickly rather than letting them sit, especially on floors not specified as chemical-resistant.

Reading Wear: When to Act
Catching wear early turns a straightforward recoat into the alternative to a full re-do. Watch for:
- Loss of gloss or a worn track in main traffic lanes — the topcoat is thinning. A recoat now restores protection before the body is exposed.
- Surface scratches without exposed concrete — still a recoat window.
- Exposed aggregate or grey concrete showing through — the wear has reached the body; act before water and grit attack the slab.
- Edge lifting, hollow-sounding patches, blisters — stop and survey. This points to substrate or moisture issues, not topcoat wear, and may need concrete repair and substrate prep.
Recoat vs Full Replacement
A recoat — clean, lightly abrade to re-establish a key, and apply a fresh topcoat — is the right move when the body of the floor is sound and only the surface is worn or dulled. It is the routine way to extend a floor’s life and is far less disruptive than replacement.
A full re-do is needed when the wear has reached the slab, the coating is delaminating, or moisture has lifted the system. Recoating over a failing bond only postpones the failure. The honest call between the two is made on survey — the recoat key, slab condition and adhesion (ASTM D3359) are checked before any decision.
A planned recoat cycle, scheduled before the body is exposed, is what makes a floor like an industrial epoxy coating reach the top of its service life rather than the bottom.
