Project Profile

This commission involved a premier automotive showroom situated within Airport City, Accra — one of the capital’s most commercially demanding business districts. The facility operates as both a retail display environment and a light-service reception point, placing dual performance requirements on every square metre of floor.


Specification Challenge

The specification brief arrived with competing pressures rarely resolved in a single flooring system.

The front-of-house showroom demanded a mirror-grade, high-gloss finish capable of reflecting vehicle body colours with photographic clarity — a standard that many industrial epoxy systems simply cannot achieve. The service reception and parts storage zones, by contrast, required chemical resistance to petroleum derivatives, brake fluid, and transmission oil, combined with anti-slip performance for technician safety under foot traffic and trolley movement.

Critically, the client required phased delivery: the service areas had to remain operationally active throughout installation. Any dust migration, odour ingress, or moisture transfer between zones would have constituted a breach of the project brief.

Substrate assessment revealed uneven moisture vapour emission rates across the slab — a legacy condition from the building’s rapid post-frame fit-out timeline — requiring remediation before any coating could be specified without risk of delamination.


Approach

Our specification team conducted a full substrate survey prior to any material commitment. Moisture readings informed the selection of a moisture-tolerant primer system rated for Ghanaian climatic conditions across a humid-season installation window.

The showroom floor received a three-coat high-solids epoxy system — primer, build coat, and ultra-clear topcoat — delivering a 4mm total build depth with a surface reflectivity index suited to premium automotive retail standards. Custom RAL-matched demarcation striping was laid to the client’s brand specification without interrupting the visual continuity of the floor plane.

Service reception zones were specified with a broadcast anti-slip aggregate in the topcoat, maintaining chemical resistance while meeting the safety threshold for wheeled trolley traffic. A chemical-resistant polyurethane seal was applied across the parts storage area to address hydrocarbon exposure over the facility’s long operational life.

Zonal phasing was managed through controlled containment barriers and sequenced cure scheduling — showroom installation proceeded during facility hours, with service zone work confined to off-peak windows to eliminate operational disruption.
